Most housebuilders offer a meet the builder and Pre-Plaster inspection service with the client, and with the site managers permission we can attend the meeting with you, to give you peace of mind that the fundamentals of your new house are correct, complaint and to industry standard, thus reducing the issues at post completion stage.

A pre-completion inspection can be undertaken on your new property before the big day arrives to collect the keys to your new home. The scope of this checklist survey is based on based on the guidelines set out by the NHQB (New Homes Quality Board) In summary this outlines the standard of the cosmetic condition the house should be in.
The Pre-Completion inspection (PCI) is a visual inspection of a homes fixtures and fittings to ensure they are to a high quality, industry standard and comply with the NHQB checklist.

What is the best time to get a snagging report?
Snagging reports can be undertaken at any point within two-years of you purchasing your property. This is the time in which your property is covered by a builder’s warrantee. If you are purchasing your property off plan or an existing new build, then you may get your report completed at different times.
Off Plan Purchase – With an off-plan purchase contracts are exchanged prior to the building work taking place. The best time to get your property snagged is when your builder issues a notice of completion, this is often a couple of weeks prior to the allotted completion date.
Pre-Built Purchase – If you are purchasing a new build property thar has already been built then we recommend getting a snagging report completed prior to exchanging any contracts. This will help protect you in case any issues arise during the snagging process, from there you can outline in the contract what needs to be resolved before full payment is made.
Can you be denied access to snag for me?
Snagging inspections for new builds has become more common over the years, many experienced builders are used to working with snagging companies and are very accommodating to surveyors checking their work. Legally however access to the home remains the owner’s prerogative before contracts have been exchanged so they can deny access. If this happens your solicitor will be able to facilitate access to allow a snagging report to take place.
Do you snag for structural defects?
While full structural surveys do not take place our “snaggers” are adept at finding faults that may raise concern over structural issues. If any of these issues are found, they will be highlighted in your snagging report and will allow for further investigation of the structural integrity of the property. This can however delay the build or push back the completion date; you should consult your solicitor if you believe further investigation is required for the structural integrity of your property.
Can I withhold payment if my home has lots of defects?
Any defects in new build properties are often minor and can be rectified after you move in providing, they are within the two year builders warrantee. However, if the property is not habitable or in urgent need of having the issues rectified then you may be able to withhold payment. This will be dependent on your contract as many sellers require the payment exactly on the specified date whether the property is completed to your standards or not.
